Services
Seven services, one trade
Windows and doors are the whole business, residential and commercial. There is nothing else on the price list.
01
Window repair
Main service
Sash cords and weights, balances, locks and weatherseals. Maryland runs on everything from eighteenth-century joinery to eighties vinyl, and we carry parts for all of it.
02
Broken window & glass replacement
Openings cleared and secured the same visit, then glazed properly once the glass is cut to size.
03
Foggy window & seal repair
Failed sealed units replaced inside your existing sash. We do not offer defogging, and the page explains why.
04
Sliding glass door repair
Rollers, tracks, panel height, latches and interlock seals on the door that has started taking two hands.
05
Door repair
Sticking, sagging and draughty doors, thresholds, sweeps and storm doors, including oversized originals nothing standard will replace.
06
Commercial glass & storefront doors
Closers, pivots, locks and glazing, including historic frontages in Annapolis, Frederick and Baltimore.
07
Window screen repair
Rescreening aluminium and original wooden frames, and custom sizes for rowhouse openings that match nothing in a store.
Repair onlyNo replacement windows or doors for sale, which is the whole reason our recommendation is worth hearing.
One visitMost jobs finish on the first trip. Glass is cut to size, so that follows.

Our position
Almost nothing we are called to needs replacing
A sash cord parts. A balance loses tension. Four rollers flatten under a patio door. A closer fails on a shop door. A strike plate drifts three millimetres and a door stops latching. These are components on an assembly that is otherwise sound, and they cost a fraction of what replacing the opening costs.
The reason replacement gets recommended anyway is rarely dishonesty. It is that the companies doing the quoting sell replacement units, and a replacement is what they have to offer. We do not sell them. There is nothing on our price list except the repair.
There is a particular Maryland version of this argument. In a Baltimore rowhouse, getting a replacement window up a narrow stair and into a second-floor front room is a genuine undertaking before anybody has touched the opening. In Annapolis or Frederick, altering original windows may need a review that a repair does not. And across the older half of the state, openings have been settling for a century or more, so a standard unit has to be packed and shimmed into a shape it was never made for.
When replacement genuinely is the right call, we say so plainly, we do not quote you for it, and we tell you to call somebody else. That costs us the job, and it is the point.
Maryland conditions
A small state with an unusually wide range
Maryland runs from Appalachian Garrett County to the Atlantic at Ocean City, with the Chesapeake and the fall line in between. Four things shape most of the work.
Brackish air across the Bay region
The Chesapeake and its rivers put salt-laden humidity across an enormous share of Maryland's housing. It corrodes pulleys, balance springs, roller bearings, lock mechanisms and the small fixings holding all of it, and it works faster than most owners expect. Waterfront properties need corrosion-resistant parts as standard, not as an upgrade.
Three centuries of building
Eighteenth-century Annapolis, nineteenth-century Baltimore rowhouses, mill towns, enormous post-war suburbs and modern waterfront, often within twenty miles of each other. Four completely different window and door systems, and no single approach covers them.
Humid summers and hard cold snaps
Properly humid from June to September, then genuine cold in January. Timber swells shut in August and shrinks back by February, which is why a door or sash that binds in one season rattles in the other — and why adjusting for today's conditions is always wrong.
Heavy spring pollen
Mid-Atlantic pollen loads window tracks, balance channels, weep holes, door tracks and screen mesh every spring. It binds mechanisms and blocks the drainage that keeps water out of the frame, and almost nobody thinks to clear it.
Around the state
Maryland is several different jobs sharing one name
Baltimore city & county
The rowhouse belt — Federal Hill, Canton, Hampden, Bolton Hill and out through the county. Wood double-hung sash on cords and weights, brick openings, narrow stairs, and eighties vinyl replacements now failing in their turn.
Annapolis & Anne Arundel
One of the largest collections of eighteenth-century buildings in the country, surrounded by waterfront housing on the Severn and the Bay. Historic review on one street and salt corrosion on the next.
Montgomery & Prince George's
The great post-war suburban build-out. Aluminium and vinyl sash on balances, builder-grade patio doors, and whole houses where the same component fails across every opening at once.
Frederick & western Maryland
Historic downtowns, Piedmont and mountain housing, and the coldest winters in the state. Freeze-thaw and settlement do more here than salt ever will.
The Eastern Shore
Chestertown, Easton, St Michaels, Salisbury and out to Ocean City. Old waterfront towns, brackish air on everything, and a seasonal economy that puts a year of use through a door in four months.
Rowhouse specialistsNarrow openings, non-standard sizes and access problems are routine work here, not an obstacle.
Historic districtsRepair usually avoids a review that replacement would trigger.

Questions
What people ask before they call
Do you sell replacement windows or doors?
No, deliberately. It is the whole reason our recommendation about repairing yours carries weight.
My rowhouse windows are original. Are they worth keeping?
Usually, yes. They were built to be taken apart and serviced, the timber is denser than modern stock, and getting a replacement unit up a narrow rowhouse stair is an undertaking in itself.
My windows fogged up between the panes.
The sealed glass unit has failed. We replace the unit inside your existing sash — the window itself stays exactly where it is.
There is water on the outside of my glass in the morning.
Exterior condensation, which means the glass is working. Your air conditioning has chilled it below the dew point. It is the opposite of a failed seal.
We are on the water and everything corrodes.
Brackish air is hard on hardware. We fit corrosion-resistant balances, rollers and fixings on waterfront properties as standard.
Our building is in a historic district.
That usually works in favour of repair. Districts commonly restrict altering original windows, and a proper sash repair sidesteps a review that replacement would trigger.
Will you come out for one small job?
Yes. Screens, locks and strike plates are a normal part of the week. Mention anything else while we are there, because most of the cost is the visit.
Do you cover the whole state?
All twenty-three counties plus Baltimore city — from Garrett County to Ocean City and everything between.
